Have You Googled Your Home Lately? You Might Be Surprised!

What if I told you your home has a digital identity, and it might not be telling the whole truth? Go ahead! Look up your address on Zillow, Realtor.com, or Homes.com. You might be surprised by what you discover.

Today's automated valuation tools use sophisticated algorithms to estimate your home's value in seconds. Impressive? Absolutely. Accurate? Not always.

After nearly four decades in real estate, and twenty-six in Windermere and Central Florida, I've learned that no two properties are created equal, especially here in Windermere. Consider two similar homes. One sits on a quiet street, while the other fronts a well-traveled road but offers great walkability to the boat launch, downtown Windermere’s shops, restaurants, parks, and community amenities. Does an algorithm recognize the lifestyle value that convenience brings, despite the traffic? Not necessarily.

Here's another distinction many overlook. Properties within the Town of Windermere may enjoy community lake-access privileges unavailable to homes with a Windermere mailing address outside town limits. Add waterfront features, navigability, permitted boathouses, exceptional features and recent renovations, and even inaccurate public records, and automated valuations can miss important details.

Here's my challenge: Look up your home on three real estate websites. Compare their estimated values, square footage, lot dimensions, and features. Do they agree? More importantly, are they accurate?

Thinking About Selling? Start Early.

A qualified real estate professional can help you identify discrepancies, verify property features and access rights, and request corrections before listing. Remember, automated valuations are estimates, not appraisals. Correcting information doesn't guarantee the estimated value will change. A knowledgeable local professional can provide a market analysis that considers what algorithms may overlook.

My advice? Don't wait until the For Sale sign goes up to discover what the internet is saying about your home. Your home has a story. Make sure it's being told accurately.
